Hi, I'm Maisie.

I've spent over 10 years working in hospitality, managing guest experiences and ensuring every stay exceeds expectations. Throughout my career, I've developed a genuine passion for delivering exceptional service and creating memorable experiences for every guest.

After managing my family's beautiful four-bedroom holiday home in Brixham and consistently achieving outstanding guest reviews, I realised just how much time, organisation and attention to detail goes into running a successful holiday let. That's what inspired me to create Breakwater Breaks.

Breakwater Breaks was created to give holiday homeowners a personal, reliable management service they can genuinely trust. Whether you're just getting started with holiday letting or looking for a new management company, here are answers to some of the questions I get asked most often.

How much do you charge?

I offer a Founding Client rate of just 12.5% for the first 12 months for my first five clients. After your first year, my standard management fee is 15%. Cleaning is charged separately depending on the size and requirements of your property. There are no hidden fees, and everything is discussed with you upfront, so you'll always know exactly what to expect.

What's included in your management service?

My management service includes guest communication, booking management, pricing optimisation, cleaning coordination, final property checks, digital guest welcome books, and ongoing property care to ensure every guest enjoys a five-star stay.

Do you manage both Airbnb and Booking.com?

Yes! I can manage your listings across both Airbnb and Booking.com, keeping calendars synchronised to prevent double bookings while helping maximise your property's visibility and occupancy.

Can I still use my property whenever I want?

Absolutely. It's your home, and you're always in control. Simply let me know the dates you'd like to use the property, and I'll block them out on the booking calendars.

Do I need to organise cleaners or maintenance?

Not at all. I can coordinate trusted local cleaners and reliable maintenance professionals on your behalf, saving you the time and hassle of organising everything yourself.

How do owner payments work?

One of the biggest benefits of working with Breakwater Breaks is that you remain in complete control of your income. All booking payments from Airbnb and Booking.com are paid directly to you first, so you always know exactly what you're earning.

At the end of each month, I'll simply send you one clear invoice covering your management fee and any cleaning costs, making everything straightforward, transparent and easy to manage.
